The July 2026 CCRI update is live. Here's what the data shows:

🏢 National office rents are up 4.9% over the past year. Then, in the last month, growth stalled: down 3.2%.

🗽 Manhattan tells a different story. Net effective office rents there rose 17.45% year over year, with 10.15% of that gain landing in Q1 alone. Starting rents climbed as concessions fell, real repricing, not a shift toward trophy buildings.

🛍️ Retail is the strongest mover of the three sectors right now, up 5% over the past year and picking up speed, gaining 5.7% in the past month alone.

🏭 Industrial is still positive at 2.1% year over year, but growth has cooled from the pace it held earlier in the cycle.
