Condo vs. Co-op in NYC: what’s the difference?
While they may look the same from the outside, the ownership structure and rules are very different. Here are 3 key distinctions:
1️⃣ Ownership
Condo = deed to real property
Co-op = shares + proprietary lease
2️⃣ Monthly Charges
Condo = common charges + property taxes
Co-op = one monthly maintenance (includes taxes)
3️⃣ Sublet Policy
Condo = flexible, investor-friendly
Co-op = stricter, with limits on sublets (rules vary)

In 2020, when I started in real estate, I had no idea what I was doing. No training. No guidance. I lost deals simply because I wasn’t prepared.
Looking back, here are 3 lessons I wish I knew from day one:
1️⃣ Educate yourself. A license won’t teach you how to build a business. Choose a brokerage that offers training, mentorship, and coaching.
2️⃣ Your network is your net worth. If nobody knows you’re in real estate, they can’t work with you. Share your journey and stay visible.
3️⃣ Don’t be afraid of failure. You will make mistakes. Every one is a lesson that pushes you forward.
If you’re just starting out, remember: it won’t be perfect, but it will be worth it.
