Keep Residence Park Residential. We invite everyone to join us and speak up for Residence Park at the upcoming Zoning Board meeting this Tuesday evening, September 6, 2016 at 7:00pm in Meeting Room, B-1, City Hall, 90 Beaufort Place, New Rochelle, New York.
The owner of 333 Pelham Road is asking the zoning board for permission to convert a residential property to a retail store. (Case #21-2016 MAP Realty.)
This lot has long been part of our neighborhood. It is surrounded on three sides by homes, abutting the property of at least five homeowners in Residence Park.

The other side of Pelham Road already has lots of retail, including many empty storefronts. There is no need to encroach on the residential side of Pelham Road in an area zoned for family homes. A retail store would have a high impact on the quality of life in our neighborhood and is inconsistent with the with the residential character of our neighborhood. It will bring in traffic, noise late at night and early in the morning, pollution and increased litter. Converting the property to retails will also cause the loss of precious green space essential to quality of life in our neighborhood and to storm water mitigation. Above all, the presence of retail in this location will reduce the value of our homes. This lot is zoned RMF 0.5 which is multi-family residential — not retail. Let’s keep it that way.

You can speak up by attending the meeting, writing a letter to the Zoning board and/or printing out and signing the attached petition. The neighborhood association can deliver the letters or petitions for you on Tuesday night. Please email board member Elysa Hammond at [email protected] to have her pick up your letter or petition or drop it off at 16 Willow Drive no later than Monday September 5th. The most important way to speak up for our neighborhood is to show up at the meeting. Thank you so much.
