🔥 Before you light that first fire of the season, check your chimney for:

• Creosote buildup (the #1 cause of chimney fires)
• A cracked flue liner or crown
• A damper that sticks or won't seal
• A missing cap or spark arrestor

If it's been more than a year since your last sweep, schedule one before cold weather sets in. Buying a home with a fireplace in Macomb County? We check the visible chimney components as part of every inspection.

🏠 What we flag most in 1950s–70s Macomb County homes

Agents: a big share of the homes we inspect in St. Clair Shores, Harrison Twp, Roseville and Chesterfield were built between 1950 and 1975. These are the items that come up again and again, so your buyers aren't surprised:

1️⃣ Original sewer lines. Clay or cast iron, often with root intrusion or offsets. A sewer scope is cheap compared with a $10K+ line replacement.
2️⃣ Older electrical panels and ungrounded outlets. Federal Pacific and Zinsco panels, two-prong outlets, and the occasional aluminum branch wiring in late-60s and early-70s homes.
3️⃣ Basement water and block walls. Efflorescence, old patches, and bowed or cracked block. Grading and downspouts are usually the cause.
4️⃣ Galvanized supply pipes. They narrow from the inside, causing low water pressure and leaks at joints.
5️⃣ Aging furnaces and water heaters. Original or 25-plus-year-old units still running, sometimes with venting or heat-exchanger concerns.
6️⃣ Radon. Common in Southeast Michigan, and only a test tells you. We offer it as an add-on to any inspection.

None of these have to kill a deal. Knowing early means better negotiations and fewer surprises at closing. Questions about a listing? Call Jeff at (586) 500-0099.

🎙️ Walking the Property with Levi

"As I'm walking the property, I noticed the weatherhead and service mast show signs of deterioration. This can allow moisture intrusion, which may lead to corrosion, electrical issues, or even a safety hazard. Recommend further evaluation by a qualified electrician and repairs or replacement as needed."

A deteriorated electrical service can lead to water intrusion, corrosion, loose connections, power outages, or even electrical fires.

What to look for: rust, cracks, or holes in the mast or weatherhead, loose or deteriorated wiring connections, gaps around the entry point, and signs of water intrusion.

Electrical issues can be dangerous and costly. Don't wait — get it checked.

🐜 Termites are active in Michigan too, and they're good at hiding. Watch for these signs of wood-destroying insects:

• Mud tubes on your foundation walls
• Wood that sounds hollow or crumbles when you press it
• Discarded wings near windows and doors
• Frass (tiny droppings that look like sawdust)

Many lenders require a WDI inspection, and it's smart even when they don't. Ask us about adding one to your home inspection in New Baltimore or anywhere in Macomb County.
