Tell me you’re a wholesaler without telling me you’re a wholesaler.
You know the post.
“Looking to buy 2 to 3 properties this month.”
“Fast cash.”
“No fees.”
“Need a wholesale-friendly title company.”
“Looking for a novation-friendly realtor.”
“I have a client.”
Sir. Be serious.
Some people are experienced and know exactly how to structure a deal. But a whole lot of people out here are just posting buzzwords, recycling bad advice, and hoping nobody notices they have no proof of funds, no real plan, and no clue what they are doing.
And my personal favorite is when they say they have a client.
No, you have Wi-Fi, a screenshot, and ambition.
There is a difference between a real investor and somebody playing real estate dress-up on social media.
Some folks aren’t building deals; they’re building confusion.
