Summer in Marin is layered — quiet evenings in the garden, Big Mama sunbathing, and buyers quietly circling.

Here’s what I’ve been watching closely (between showings, iced coffees, and a lot of conversations at open houses):

📈 Inventory jumped 33% — the highest level in over a year, with 639 active listings across Marin.

💸 Median price is holding at $1.7M, which tells me buyers are still willing to pay for quality and style.

⏳ Homes are selling faster, averaging 33 days on market (down from 35 last summer).

💥 Luxury is lively — $5M+ deals are up 38%, and off-market is very much a thing right now.

💯 Nearly 50% of high-end listings are closing at or above asking — prep and presentation are everything.

💵 Cash is king — 52% of luxury deals this season have been all-cash.

And while the data says one thing, here’s what I’m feeling:
People want ease, light, and good bones. They’re not just buying houses — they’re chasing that “this could be home” feeling.

I’ve been saying it all year: sellers need strategy, buyers need clarity, and everyone needs a little calm in the chaos.
