5 Ways to Increase Perceived Value from the Outside Looking In

1- Function

Make sure your yard has function. This seems simple enough. Consider the different activities happening in your yard: Can you play? Can you garden? Can you host an outdoor dinner party? Make sure the function is apparent and organized.

2- Clean Up

This is where you roll up your sleeves and do some work. Pull weeds, mow the lawn, trim shrubs, wash your door and polish your handle, add mulch to the flower beds and power wash the driveway. Present your home with a fresh and clean face.

3- Outdoor Living

Going back to function, buyers want to be able to spend time outside and be comfortable while doing so. Having a covered porch or gazebo with some comfortable outdoor furniture does just the trick.

4- Fix Siding

Fixing siding, mortar or any exterior cracks shows the buyer that this is a house that is well cared for.

5- Fix Broken Windows

There is a theory called “The Broken Window Theory” where vandalism left untreated brings a lot more. If a buyer shows up to a home with a broken window it gives the impression there is going to be more of the same to come with this house. Take that perception out of the equation and fix those broken windows.
