New York City's pied-à-terre tax is now law, and if you own a high-value NYC property that isn't your primary residence, the clock is already ticking.
Effective July 1, 2026, the surcharge applies to luxury non-primary residential properties in NYC, with rates scaling based on property type and valuation. Owners will be notified by August 30 — but the Department of Finance has six years to audit any documentation submitted, so waiting isn't an option.
One overlooked complexity: statutory residents (those domiciled elsewhere who spend 183+ days in NYC) may find themselves caught in a costly overlap between income tax residency rules and this new surcharge.
