Investment Property Success Starts With the Work You Put In

Finding the right investment property means both the buyer—and the buyer’s agent, me in this case—investing the time and putting in the work to find something that truly makes sense for long-term returns. This one was nearly two years in the making. We looked at a lot of properties, wrote a few offers, and walked away from several when the numbers didn’t add up. It’s not always easy, but that discipline is what leads to the right outcome. When this duplex in Fort Lauderdale came up, it felt different right away. The numbers worked from day one, which was key with a DSCR loan, and we were able to secure it below asking price. The appraisal came in higher than what we paid, creating immediate equity, and with tenants already in place and rents below market, there’s a clear path to grow income over time. After all the work that went into the search, this one came together smoothly.

The harder you work, the more “luck” seems to find you. If you’ve been thinking about getting into an investment property, I’m always happy to help you think it through.
