Architectural asphalt shingles on a South Florida luxury home: what to know about specifying and maintaining them.
Architectural shingles — also called dimensional or laminate shingles — are a multi-layer product that provides more visual depth and better wind resistance than three-tab shingles.
In South Florida's climate, the primary failure mechanism for asphalt shingles is UV degradation combined with the thermal cycling between day and night temperatures. The granule surface absorbs solar radiation and the asphalt beneath it becomes brittle over time — which accelerates in a high-UV environment.
The minimum specification for a South Florida roof is a shingle rated for wind speeds appropriate to the home's location — this varies by municipality and zone within Miami-Dade County.
Copper flashing at chimneys, skylights, and wall-to-roof transitions is the correct specification for longevity — it outlasts galvanized steel and aluminum in the coastal salt environment and develops a patina that reads as quality.

For homes within direct proximity to South Florida's coastline — the barrier island communities of Palm Beach, the Bay and bayfront properties of Miami-Dade, the canal-front estates of Broward — the roofing material specification must account for one environmental factor that inland homes don't face at the same intensity: salt air corrosion.
Salt air doesn't create visible damage right away.
