A sellers net sheet is a document (prepared by the listing agent) that lists and breaks down how much money you’ll make when the sale of your home is finalized.
This sheet calculates your “take-home profit”, meaning the amount of cash you’ll receive after you pay the fees that come with selling your home. Some of these expenses include:

- Realtor commissions (buyer and seller agents)

- Escrow fees

- Title document preparation fees

- Home warranties

- Owner’s title policy

- Taxes and government fees

- Concessions

- Closing costs

This is typically a sheet you’ll receive from your real estate agent before listing your home, after you set your listing price. Since this document lists the expenses of selling your house, it’s often the deciding factor on wether the seller wants to or is able to sell their home. A sellers net-sheet also will include the expected sale price of your home.
