Canyon County — 575 homes sold (+17.1% YOY), median price $435,900, averaging 43 days on market, with 2.5 months of inventory.

22 days in Ada County. That means the average home went under contract in under 3 weeks. Inventory is still tight across both counties — well below the 4-6 months of a balanced market.

If you're thinking about buying or selling, the summer market is very much in motion. 📊

Ada County — 1,001 homes sold (+18.5% from last year!), median price $575,900, averaging just 33 days to go under contract, with 2.3 months of inventory.

Canyon County — 522 homes sold (+12% YOY), median price $444,900, averaging 44 days on market, with 2.5 months of inventory.

Over 1,500 homes sold across both counties in a single month. Homes are moving fast and inventory is still tight — well below the 4-6 months that would make it a balanced market. 📊
