Nobody tells you this until you're sitting at the closing table.
The date you choose to close on your home changes how much cash you need to bring. Not your loan amount. Not your rate. Just the timing of when you pay interest.
Here's how it works 👇
Close early in the month (say July 7th) - you're prepaying interest from July 7th through the 31st. That's 24 days of interest added to your closing costs. More cash out of your pocket upfront. But you get almost two full months before your first mortgage payment hits.
Close late in the month (say July 29th) - you're only covering 2 days of prepaid interest. Way less cash at closing. But that first mortgage payment is coming up fast.
Either way your first payment starts September 1st. Same month. Same amount. The only thing that changes is how much you bring to the table on closing day.
So the real question is: do you want more cash in your pocket right now, or do you want a longer runway before that first payment?
There's no wrong answer, but there IS a wrong way to find out, and that's being caught off guard by a number you didn't expect on closing day.
