Everybody keeps telling us the market is slow. We closed deals in Wesley Chapel last month and not one of them got the memo.

Here's what we're actually seeing on the ground.

A clean, move-in-ready house priced right still draws a crowd. We listed one and it had competing offers before the weekend was out. The buyers who waited for it to "sit" lost it.

New construction out by Wiregrass and Epperson keeps pulling families in. Same two reasons EVERY time: the schools and the I-75 on-ramp. That combo doesn't cool off because a headline in New York says the housing market did.

First-time buyers aren't sitting out either. They're using rate buydowns to get the monthly number to work, and landing homes their friends swore were out of reach.

The sellers who are struggling? The ones still pricing a 2026 house on a 2022 number. Wesley Chapel didn't slow down on them. Their list price did.

This market doesn't move like a national average.
It moves block by block.

Epperson behaves nothing like Seven Oaks. Watergrass nothing like Meadow Pointe.

That difference is the whole game. And you only catch it by working these streets every month.
