Final sales price: $1,775,000 — that’s $425,000 off the listing price, plus seller financing secured for the buyer.

How we got this deal across the finish line:

The seller inherited the property and needed to sell in order to purchase their dream home out of state. On the other side, the buyer was searching for a value-add industrial building where he could park and operate his tree-trimming trucks.

The challenge?

Both existing tenants were paying far below market rent, and both leases were locked in until March 2026—making repositioning difficult.

Our solution:

We negotiated a significant price reduction and structured seller financing to make the deal viable for both parties. This strategy ultimately brought the transaction together.

The result:

Just Sold!

4 units in the City of San Pedro.

My client entrusted me to help him find his first investment property, which had to have majority of vacant units, so he could implement his renovation plan. Also, he needed something asap so he could take advantage of his tax strategy for this year.

In the end I help him secure a great 4 unit property with 3 units vacant and San Pedro.
