I accidentally found out some big-time condo news today that will offer improved access to financing with Freddie Mac + Fannie Mae! Condo buildings with fewer than 10 units now qualify for a Waiver of Project Review which previously only applied to under 4 unit condo buildings. This waiver will bypass much of the scrutiny related to HOA financial details which can help lead to faster closings, and fewer documentation headaches. I personally believe this will have a positive impact on the current condo real estate market which has been carrying extreme burdens in regards to higher insurance premiums, mandated balcony inspections/repairs, and non-warrantable lending.

Also, for condo buildings with 10+ units the 50% investment property concentration limit has been retired. Before, there couldn't be more than 50% of units owned by (non-owner-occupants) when trying to get financing. Now with this restriction removed a significant amount of condo buildings should regain warrantable status paving the way to becoming eligible for conventional financing.
