👉 “This is one of the most common ADA restroom mistakes…”

Most people think placing fixtures is enough…

❌ But forget about the required clear floor space.

Under 2012 TAS (Section 604.3.1):

✔️ Clearance must be 60” from the side wall
✔️ Clearance must be 56” from the rear wall
✔️ Must be measured perpendicular from the walls
✔️ Area must be completely free of obstructions

❌ Common mistakes shown:

Fixture (lavatory/sink) encroaches into required clear space
Side clearance less than 60”
Rear clearance less than 56”
Clear area is not fully usable

✅ Correct design:

Full 60” x 56” clear floor space maintained
No obstructions within required clearance
Fixtures placed outside required clearance zone
Space allows proper wheelchair maneuvering

📌 Bottom line:
If the clear floor space is blocked…
👉 The restroom does NOT comply.

👉 “This is the #1 ADA mistake in Texas parking lots…”

Most people think accessible parking is just paint on the ground.
It’s not.

👉 If your van accessible space is only 9’ wide… it does NOT comply.

Under 2012 TAS (Section 502):
✔️ Van space must be 11’ wide + 5’ access aisle
✔️ Or 8’ space + 8’ aisle (alternate layout)
✔️ Sign must be centered at the parking space it serves
✔️ Access aisle must be marked “NO PARKING”

❌ Common mistake shown:
* Van space undersized (9’)
* Sign placed on the wrong space

✅ Correct design:
* 11’ van space
* 5’ access aisle (shared, centered)
* Proper sign placement

📌 Bottom line:
One wrong dimension… and the entire space fails compliance.

👷‍♂️ Accessibility is not a suggestion. It’s the law.
