The housing market is finally shifting in buyers' favor.

Home inventory is up, prices are down 2.4%, and mortgage rates have dropped to 5.98%, the lowest in over three years. More homes are available to choose from, prices are falling, and borrowing costs are cheaper, making spring an ideal time to buy.

Buying a home is getting more affordable. As a general rule, spending 30% or less of your income on housing is considered affordable. For the last couple of years, the math was still well above that threshold. But lately, things have been getting better thanks to a mix of lower mortgage rates, slower home price growth, and rising wages. The trend is moving in the right direction.
