📊 March 2026 DMV Housing Market Update🏡

The spring market is heating up across the Washington, DC Metro area. Here’s a brief look at how the Washington, D.C. Metro (DMV area) housing market is performing compared to March 2025:

🏡 Closed Sales: 3,818 ⬆️ 5.2%
💰 Median Price: $635,000 ⬆️ 1.6%
📈 Active Listings: 8,610 ⬆️ 4.6%
⏳ Days on Market: 11 days ⬆️ 3 days
✍️ Pending Sales: 5,213 ⬆️ 5.3%
👀 Showings: 109,513 ⬆️ 2.8%

Key Insights: Buyers continue to show more activity with the number of new pending sales increasing by 5.3% and showings up 2.8% compared to a year ago. Sellers are re-engaging heading into the spring 2026 market brining more inventory, and closed sales are on the rise. Homes are still selling relatively quickly throughout the DMV area as reflected by the median days on market at 11. Home prices are still rising but not skyrocketing with just a 1.6% median increase compared to March 2026.
