Governor Newsom is at it again here in California.
Starting next year, new housing laws impacting landlords of residential properties will be in full swing.
Newsom has given the green light on tenants receiving more benefits if renting a residential property in California.
Starting in July, security deposits can not exceed one month's rent, that is a change from the previous allowance of several month's rent upfront. Evicting tenants based on calls to law enforcement for suspected criminal activity or alleged nuisance activity will now be illegal.
In April, landlords will face a tougher time evicting tenants for family reasons, so no more evictions because the owner or a family member wants to move into the property. The family will have to move in within 90 days of giving notice to the tenant and live in the property for at leas 12 months.
Just another reason why owning a residential rental property in California is not a great idea, in my humble and professional opinion. There are safer investments for rentals outside California, where laws are more "LANDLORD FRIENDLY".
California rental laws are very much in place to protect the tenants, and this also goes for short terms rentals, renting a room, etc.
Look outside California for buy-hold real estate and save yourself the headache of being a landlord in California.
