May 2026 Eastside Market Update

This is one of the more interesting markets I've worked in over 22 years. Inventory and months of supply are both at ten-year highs. We ended the month with 1,740 active listings, up 27% from a year ago and 241 more than a month earlier, the most the Eastside has carried in any month over the past decade.

Months supply hit 2.9 months, also a decade high. Demand stayed flat, with pending sales down 2% and closed sales down 4% on a trailing twelve-month basis, and 30-year rates ticked up about a quarter point to roughly 6.5%. Add it up and there’s…
