We wanted to take a moment to share one of our many projects. Although it may seem small, don’t let it fool you—this design-build came in at around $500,000.00. It features a heated and cooled garage below, with an elevator leading to a breathtaking living area complete with a wraparound porch. And the view... absolutely spectacular!

We loved designing and building this home while also getting the opportunity to meet and build a great relationship with another amazing client.

Drywall being installed by an excellent crew of guys. At this point in the schedule we are usually around 50% complete but the details and grind goes to another level. It's harder to finish strong than getting to this point.

We are currently prepping for the Masonry Brick Veneer. We are cleaning the existing footer and double checking to make sure we have enough of the existing footer in place to install the new veneer. The ideal width of exposed footing is 6 inches.

More Details Why That Is Important: ⬇️

For a brick veneer wall, the cavity, or air space, between the brick veneer and the main structural wall is crucial for proper drainage and ventilation. This cavity helps prevent moisture from penetrating the inner wall, which can lead to issues like mold and rot.

Recommended Cavity Size:

* Minimum - 1 inch to ensure proper drainage and to prevent mortar bridging.

* Typical Range - 1 to 2 inches is common, with 2 inches often recommended to allow for construction tolerances and variations².

Purpose of the Cavity:

* Drainage - Allows any water that penetrates the brick veneer to drain out through weep holes.

* Ventilation - Helps to ventilate the wall, reducing the risk of moisture buildup.

* Thermal Insulation - Provides a buffer that can improve the thermal performance of the wall.

Ensuring the correct cavity size and proper installation of flashing and weep holes is essential for the longevity and performance of the brick veneer wall.

Insulation has been installed on one of our projects.

We decided to install closed cell spray foam on the roof rafters.

A Couple Of Benefits:

1. Higher R-Value per inch

2. Serves as moisture barrier. NOT a primary moisture barrier. Only as an added moisture barrier and giving your Custom Home a tighter seal.

There are a few more GREAT benefits.

Tip: Make sure your Custom Builder is very knowledgeable about the building science of your new home and understands how to maximize energy efficiency and quality without breaking your budget. One more thing, If he or she doesn't light up about the idea of building your home specifically, find a Custom Builder who does. We sometimes can be hard to find but we are out here.
