Day 3 and I have heard many time if the city building inspector has already approved it, then why do I need a home inspector?
A city building inspector is employed by the city and has many tasks such as approving plans and inspecting certain building systems. There is usually limited number of building inspectors for a system such as electrical and they look at many homes when in the field spending minutes at each. They ensure that the system is meeting minimum code requirements.
A home inspector is more of a property consultant employed by the client and only task is to inspect the requested property completely and prepare a report of items which may vary from items that are unsafe to maintenance items that if left unattended could lead to larger problems. A typical home inspection should last 2-4 hours.
