Bringing a Syracuse Landmark Back to Life with a Regenerative Retrofit 02/02/2026

This week’s article from Passive House Accelerator focuses on Syracuse Bread Factory, an adaptive reuse project in Syracuse’s Near Eastside.

Read about Taitem's design of the integrated ground source heat pump system (GSHP) for domestic hot water (DHW), heating and cooling, and ventilation. The closed loop system serves both commercial and residential spaces and provides opportunities to use excess energy in efficient and novel ways.

Thank you to Jay Fox at Passive House Accelerator for such wonderful storytelling.

Bringing a Syracuse Landmark Back to Life with a Regenerative Retrofit Three high school friends are performing a regenerative retrofit of a Syracuse landmark. Through support from agencies like NYSERDA, patience, and Passive House design, their ambitious plan is soon to become a reality.

Taitem is providing technical assistance at Tailor Square, an adaptive reuse project in Rochester developed by Home Leasing, a fellow B-Corp.

At last week’s New York State Association for Affordable Housing (NYSAFAH) annual conference, we heard how the project team navigated regulatory and financing obstacles to turn the historic Hickey Freeman suit factory into a mixed-use, mixed-income community. The finished project will be tailored to seniors, including 134 affordable apartments.

We also learned that President Joe Biden’s 2021 inauguration suit was made at the historic Hickey Freeman plant!

More facts about this project:
– The project was awarded $1.6 million in Clean Energy Initiative funds from New York State Homes & Community Renewal

– The residential portion of the project is all electric and will include a geothermal heat pump system and rooftop solar.

– RG&E touts it as one of the largest projects in its Clean Heat Program
