APPRAISAL GAP = the difference between appraised value (per the appraiser) and purchase price. The difference becomes an issue when the offer is higher than the appraisal, and the buyer's mortgage financing doesn't cover the gap. If the buyer's financing isn't approved the sale could fall thru. As a competitive technique many offers include appraisal gap coverage which means the buyer will add to their mortgage down payment to cover an appraisal gap. In the past the seller often had to reduce the purchase price to resolve the gap, but in this competitive market it mainly falls on the buyer's shoulders.
Advice for Buyers: In this competitive market, most offers are significantly over asking price and have no contingencies (loan, appraisal, inspection). Don't get your heart set on a house until the battle is won. Focus on homes below your top budget so you have room to bid over asking price. There is more to a winning offer though than price.
