T&B Planning

It's Parks & Recreation Month – a time to celebrate everyone working to preserve, design, and enhance the parks and open spaces that benefit generations to come.
Parks aren't just amenities; they're essential to building healthy, connected neighborhoods.
Take the CenterPark Specific Plan in Ontario, California: a 257-acre master-planned development that puts parks and recreation front and center, with roughly 67 acres dedicated to parks, trails, and recreational amenities. Every neighborhood was thoughtfully designed so residents can walk or bike to a nearby park, encouraging activity, connection, and everyday recreation. It's a strong example of how intentional planning elevates quality of life and creates neighborhoods people are proud to call home.
T&B Planning was proud to contribute to this project - and countless others - that invite people to step outside and make connections that can last a lifetime.

Did you know? Mitigation by Design™ is a T&B Planning trademark, and it’s more than a tagline.
In planning and environmental consulting, the difference between a project that stalls and one that succeeds often comes down to a single question: when did environmental mitigation enter the conversation? T&B Planning built a system around getting that answer right and trademarked the name.
In CEQA practice, mitigation often gets bolted on at the end. T&B Planning flips that model: by embedding environmental solutions into the earliest phases of project design, we help clients avoid delays, reduce risk, and build projects that actually work for the communities they serve.
Rather than treating environmental mitigation as an afterthought, Mitigation by Design™ integrates solutions early in the planning process, so projects are built smarter, approved faster, and deliver better outcomes for communities and the environment.

Some projects shape individual sites. Others help shape entire regions.
The Antelope Valley Commerce Center (AVCC) represents years of planning, coordination, and environmental review to help bring a large-scale commerce center vision to life in the City of Palmdale.
Designed as a master-planned development, AVCC will support future industrial, commercial, and infrastructure improvements while contributing to the continued growth of the Antelope Valley.
T&B Planning prepared the AVCC Specific Plan and provided CEQA consulting services and environmental review support throughout the entitlement process, working alongside our client, City staff, and the broader project team.
Projects of this scale require collaboration, persistence, and a long-term perspective, and AVCC is a great example of what can be accomplished when those elements come together.
