💥O'ahu Condo Market Saw Improved Activity, While Single-Family Home Sales Dipped Slightly💥
More than 1,000 O'ahu properties priced at $500,000 and below sold during the first half of 2026, with buyers closing on 180 properties in June to bring the year-to-date total to 1,003 sales. At month's end, 1,224 active listings remained available in that price range. Through the first six months of the year, 35% of all single-family home sales closed below $1 million, while 47% of condo sales closed below $500,000.

▪️Median Sales Price: Year over year, the median sales price of single-family homes increased 9.5% to $1,242,500, while condo/townhome median sales prices rose 3.5% to $528,000. Year-to-date, median sales prices have increased 2.6% for single-family homes and 1.5% for condos. A 39.7% increase in sales of homes priced between $1.3 million and $1.99 million helped drive June's higher single-family home median sales price.
▪️Median Days on Market: Buyer demand remained strong for single-family homes, with the median days on market dropping to 13 days, 11 days faster than a year ago (24 days). Condo/townhome median days on market remained unchanged at 40 days.
▪️Sales Activity: June saw 270 single-family home sales, a 6.6% decrease year over year, while 397 condo/townhome sales represented a 10.9% increase. Through the first half of 2026, single-family home sales increased 3.9%, while overall year-to-date condo sales remained 2.3% below last year's pace despite June's strong performance.
▪️Seller Performance: The share of single-family homes selling above asking price increased from 27% to 33%, while sellers received a median of 100% of their original asking price in June.
