HOAs are easily the most hated part of American real estate, yet they manage to control almost every single new neighborhood being built.

When you buy in an HOA, you sign a deed-restricted contract that completely waives your property rights, giving a private board the legal authority to fine you or foreclose on your house over arbitrary rules.

But escaping them entirely is becoming a luxury. Cities refuse to build new public roads, forcing developers to set up HOAs to manage the infrastructure.

This means if you want a home without an HOA today, you are forced to compete for expensive, older properties that are completely out of price range for the average buyer.

The idea that "everyone in Miami is suddenly rich" is a complete corporate facade.
Local salaries did not suddenly double to absorb these massive rent hikes.
What we are witnessing is a phenomenon economists call "income replacement." New, wealthy transplants are skewing the statistics upward, creating an artificial reality that is pricing native Miamians out of their own hometowns.
