This HVAC unit has damaged coil fins. A HVAC contractor should be contacted to to fix this damage. This can be done by taking a special comb and running it through the fins to straighten them out. Or depending on the age of the unit consider replacing of the part or unit.

Electrical boxes should be free of rust and other debris. This inspection shows that at some point water was in the electrical panel. An electrician should be contacted to find out where the source of the water came from and to replace the electrical box.

Moving can be stressful for everyone especially for kids. So I will personally guarantee that their new bedroom was searched and inspected for monsters by hanging a tag on the bedroom door k**b so they can see that they will be safe in their new room.

This is damaged insulation on an exterior HVAC unit. It should be replaced because it will help moisture from accumulating on the copper pipe which will turn into frost.

For some reason the home owner decided to tape the drain under the washer/dryer. If the washer line fails there won’t be anywhere for the water to go and can flood the area. If it was taped because of a plumbing issue a certified plumber should be contacted to fix the issue.

Remember to change out your furnace filter. It should be changed out every 3-4 months depending on the size of the house, usage, and if there are any pets. There are even specialty filters designed to handle houses with pets such as cats and dogs.
This filter was installed in October and should be replaced in January or February. If you have questions on replacements please feel free to message me and I will be glad to help. And remember when in doubt, change it out.

This skylight shows signs of water damage. The probable cause is that water got underneath the flashing. Skylights should only be installed and maintained by a certified professional.
