Seasonal maintenance checks are essential for keeping your home in top condition year-round. Regular inspections can prevent costly repairs and ensure safety and comfort. Here are some key tasks to focus on:
1. Roof Inspections: Check for missing, cracked, or curled shingles, inspect flashing around vents, and clean gutters to prevent water damage. Look for leaks in the attic. Perform this inspection in spring and fall.
2. HVAC System Maintenance: Change air filters every 1-3 months, clean coils and vents, and check the thermostat for accuracy. Inspect the drain line to prevent clogs. Schedule maintenance in spring and fall to prepare for the changing seasons.
3. Gutter and Downspout Maintenance: Clean gutters of leaves and debris, check downspouts to ensure water is directed away from the foundation, and look for rust or leaks. Inspect them in fall and spring.
4. Lawn and Landscaping: Fertilize and reseed your lawn, prune trees and shrubs, and check irrigation systems for leaks. Perform these checks in early spring and fall.
5. Plumbing System: Prevent frozen pipes by insulating them in unheated areas. Disconnect and drain outdoor faucets before winter. Check for leaks around faucets and under sinks. Inspect plumbing in late fall and early spring.
