Here is a quick market update. We have had a very rough week in the mortgage industry. The CPI and PPI inflation reports came in higher than expected. This was after two months of higher-than-expected readings as well. Retail sales came in about 3 times higher than expected yesterday morning and they revised last month's number even higher. Oil prices have continued to climb, and now there is more unrest in the Middle East. On top of this, the current administration announced more student loan forgiveness (inflationary in nature).

All of these things have combined to drive interest rates higher.
