The 6% barrier has officially been broken. BUT, here is the catch...
For the first time since 2022, the 30-year fixed mortgage rate has dropped into the 5s. What what!!! If you have been sitting on the fence because the monthly payments just felt too tight, this is the breathing room you’ve been waiting for.
But as a mom and a Realtor who has watched the Frisco market explode before, I have to give you the honest truth: Do not wait for rates to hit bottom! Seriously…do not wait! We all saw what happened last time! 🙄
When rates drop rapidly, buyers who have been sitting on the sidelines for two years all jump back in at the exact same time. The competition skyrockets. Oh Lord…and the bidding wars return.
Right now, we have a “Goldilocks” window. Rates are down, but the spring buyer frenzy hasn’t fully kicked in yet. If you wait another month or two…you will have missed the window! Right now, You can still negotiate with sellers and take advantage of builder incentives without waiving all your protections.
