Zoning Text Amendment (ZTA) Phasing Schedule Application makes it to City Council for final review. *Although this text amendment is being presented by the developer of Renn Quarter, this amendment would apply to any Mixed-Use zoning district in the City, and could impact the timely development of a complete Project, if the developer feels that a component (residential, non-residential) is not as financially viable to build on the schedule they committed to, allowing them to propose to modify the phasing schedule.

This Thursday, June 4, at 6pm at City Hall, the City Council will consider the application of Matan Companies to amend the Land Management Code with a text amendment allowing flexible phasing schedules for Mixed-Use zoning districts.

With this amendment, the applicant seeks an “ordinance to amend Section 310 of the Land Management Code (LMC), entitled Master Plans, and Section 417, entitled, Mixed Use Districts (MU-1 and MU-2), subsection (d) Phasing, to replace the standard construction, or phasing, schedule for Mixed Use projects with the requirement for a developer of a Mixed Use project to propose, and receive approval of a schedule for construction and to establish the ability to modify an approved phasing schedule.”

The application was considered by the planning commission, who recommended denial of the application. It is now up to the City Council to issue a final approval or denial of the ZTA application.

**Change*** The applicant has revised the proposed ZTA to state that an application for a phasing schedule change would not be administratively reviewed (i.e., reviewed by planning staff with no opportunity for public input); instead the reviewing authority would be either the City Council or the Planning Commission, which would give the public the opportunity to provide input on the proposed phasing schedule change.
