Attention residents of McPherson Ranch,
The 2024 Homeowners Association Board of Director's election is underway. The Official notice with the proxy/ballots will be sent to everyone soon! But first, we need candidates!! If you have ever wondered how decisions are made that affect your community, or you want to be a part of making those decisions and getting more involved, then now is the time to throw your name in the hat. Two candidates will be elected and announced at this year's Annual Meeting. Anyone interested in running for a seat on the Board, please make sure to submit your candidacy request online via the link below. Deadline to submit your candidacy and ensure your name is on the election ballot is Thursday, October 10th.

Quarterly Meeting Update!!
Its come to my attention that the same old people who complain and gripe about your Board of Directors and the HOA is at again and speaking about subjects they have no accurate information about so I wanted to set the record straight.
The Board had ALL quarterly meetings and the annual meeting scheduled back in March with NMI. NMI dropped the ball and didn't "remember" to schedule last nights meeting and sent an email to the residents and failed to mention that. We have emails to support that meetings were scheduled.
Now as far as these residents who love to cause dissention. Understand these people have nothing else to do but complain about Board performance and HOA issues. Sadly for these people, their lives have come to this and they can't find anything positive to say.
Let me ask that before you jump to conclusions, look at these few people and read their posts and rants. They don't have much merit and they want to spread gossip, lies, and division in our community. If you happen to be a positive supporter of your neighborhood and the Board, thank you. Please come to the meetings to show your support. These sad people show up and do nothing but cause problems. They will be very obvious. Your Board volunteers their services and time with nothing in return. We are by far not perfect, but we do care about our community and our home values. We seek to preserve this little piece of special land and make it the best we can with what we have to work with.

As many of you may know, there was a recent high fish kill count at the pond recently. Some residents noticed a white film around the shoreline which is indicative of chlorine toxicity. Chemical testing was conducted and it was determined there was an elevated chlorine level. This happens when a water source with chlorine makes its way into the pond. Examples of when this could happen are: a pool is drained and the water is directed into the storm water drains, a fire hydrant is flushed, a city water line break, and potential the city's nearby water tower could also have released water into the storm drains. Water from storm drains will eventually make its way to the pond and surrounding water ways. When chlorine gets into the water, it burns the gills of the fish and makes it difficult for them to breathe. Combine that with summer heat and naturally low oxygen and you have a recipe for disaster. The rainstorm early Saturday morning and the fountain interruption over the weekend also has to be factored. The HOA is continuing to investigate this matter, and has notified the EPA. Hopefully the source of the contamination can be determined to prevent this in the future.

The HOA is excited to announce the opportunity for two dedicated residents to join the McPherson Ranch Board of Directors and up to 3 ACC Committee members. These positions play a vital role in shaping the future of the community.
Board of Directors Main Roles:
*Financial Oversight and Management: This involves ensuring the HOA's financial health. Board members oversee the budget, approve spending, and manage reserves.
*Enforcing Covenants, Conditions & Restrictions (CC&Rs): Board members are responsible for upholding the community's established rules and regulations (CC&Rs). This involves addressing resident concerns about violations, mediating disputes, and ensuring everyone adheres to the guidelines for maintaining a harmonious and aesthetically pleasing community
*Strategic Planning and Project Management: Board members play a key role in shaping the community's future. They work together to set long-term goals, identify and prioritize projects, and make decisions that enhance the value and overall living experience for all residents. This could involve overseeing maintenance projects, negotiating contracts with vendors, and planning for future amenities or upgrades.
ACC Committee Member Main Roles:
*Reviewing Architectural Modification Requests: Homeowners within the HOA often need approval before making changes to their property's exterior. ACC members review these requests, ensuring they comply with the community's CC&Rs. This involves checking things like paint colors, roof materials, fencing styles, and adherence to architectural guidelines that maintain the community's aesthetics.
*Maintaining Consistency and Upholding Standards: ACC members ensure consistency in how the CC&Rs are applied. They review requests fairly and objectively, upholding the established architectural standards that contribute to the overall look and value of the community. This may involve researching precedents for similar modifications and communicating the rationale behind decisions.
*Providing Clear Communication and Guidance: ACC members play a crucial role in clear communication. They explain the review process to residents, inform them of any issues with submitted requests, and offer guidance on how to modify proposals for approval.

Attention residents of McPherson Ranch,
We're thrilled to announce that the pool has officially reopened as of today!
We understand the recent closure due to electrical issues was inconvenient. As a reminder, a power surge caused the gate reader to malfunction. A licensed electrician identified the source as a problem with the city's transformer. TriCounty was promptly called in for repairs, and the gate vendor addressed the card reader issue.
Everything is now back in working order! To ensure continued security, guards will be onsite periodically, and our camera system with cloud storage remains in place.
Additionally, we're excited to unveil the remodeled pool restrooms! They've received a fresh face lift, and we kindly ask all residents to help keep them clean and enjoyable for everyone.
