One question I hear often is, “What is earnest money?”

Earnest money is a good faith deposit a buyer puts down after an offer is accepted. It shows the seller you’re serious about purchasing the home.

Here’s what you should know:

💰 It is not an extra fee—it is typically applied toward your down payment or closing costs at closing.

📝 The money is usually held in an escrow account until the transaction is completed.

🏠 If everything goes as planned, you receive credit for your earnest money at closing.

⚠️ If a buyer backs out for a reason not covered by the contract, they could lose their earnest money. However, if the contract includes contingencies (such as financing, appraisal, or inspection) and those conditions aren’t met, the earnest money may be refunded.
