Quick myth-buster for Flint and Genesee County families: signing your kids onto the house deed will NOT shield it from nursing home costs.
Michigan DHHS treats that name change as a partial gift of the home's value. If a long-term care Medicaid application lands within 60 months, examiners run the math: gifted equity ÷ the current divestment divisor (about $10,366/month) = the number of months Medicaid refuses to contribute toward the facility.
Then comes the tax ambush. Lifetime transfers don't qualify for the stepped-up basis that inheritance provides. Your children inherit your original purchase price as their basis on their share, so when the house eventually sells, the IRS comes looking for capital gains on decades of appreciation. Whatever the family hoped to save can evaporate in one tax return.
