Imagine discovering this error AFTER closing!!
We represented both the buyer and seller on this beautiful custom home in Barrington Estates, a gated neighborhood in Fishers, Indiana. The seller originally purchased an off-market property from me in 2024 and spent nearly a year thoughtfully remodeling it. When the time came to sell Re*****on Drive, I already had a buyer who was a perfect fit.
We crafted a purchase agreement that created a true win-win. During the inspection, a few items surfaced. Instead of guessing, we brought in qualified contractors to properly evaluate the repairs. The seller addressed them, giving the buyer confidence and clarity moving forward.
Then came the challenge no one ever expects and often don't catch.
The property purchase included two separate parcels, one of which had been purchased more than 13 years ago. Because we use Indiana Home Title whenever possible, they are equipped to uncover something critical most would have missed: for over a decade, one parcel number had been incorrect. Instead of owning the smaller piece of land with the beautiful pond next to the home, the seller technically owned a portion of a street in another part of the neighborhood. An honest error, but one that created serious exposure for the buyer.
Because the Barrington Estates HOA is privately run by neighborhood volunteers, they were neighborly, acknowledged the mistake, and agreed to help correct it. With roughly 36 HOURS TO CLOSING, Indiana Home Title prepared the paperwork, corrected the parcels, ordered and received a new surveyor location report, secured lender approval of the changes, and WE CLOSED ON TIME.
That’s the difference between transacting for your client and truly representing them.

Just Closed in Woods Edge at Windermere. Located in Fishers, Indiana
Homes in Woods Edge, one of the most desirable sections of Windermere, rarely come to market and when they do, they tend to sell quickly. This recently closed home is a perfect example of why.
The property offered four bedrooms, 3.5 baths, a finished basement, and a beautifully private, fenced backyard surrounded by mature trees. Inside, the home featured a main-level den with custom built-ins, a spacious great room with a gas fireplace and wall of windows, and a kitchen designed for everyday living. The finished basement added flexible space with a wet bar, full bath, and areas for recreation or exercise.
A fun additional detail? The sellers loved Windermere so much that they didn’t leave the neighborhood, they simply moved into another home within Windermere. That kind of loyalty says a lot.
