Three loan types. Three different situations. Here's when each one makes sense in plain language.
FHA is for buyers with lower credit scores or less saved for a down payment. You can get in with 3.5% down and a credit score around 580. The tradeoff is mortgage insurance that stays on the loan until you hit enough equity to refinance.
VA is for veterans and active military. Zero down. No mortgage insurance. One of the best financing tools available if you've earned it.
Conventional is for buyers with stronger credit and more saved. Usually 5 to 20% down. If you put 20% down you skip mortgage insurance entirely.
The right answer depends on your credit, your savings, and what the property qualifies for. That's a 10-minute conversation worth having before you start looking.
