Other small project. Tomorrow is sand/touch up, run the middles of the butts. Then, a light orange peel on the lid. And, on to the next job ! 🎉

Sadly, i am going to have to start charging more for sheetrock delivery & for the texturing/painting phase of jobs i get, for the forseeable future.

Small project. 2 basement bedrooms. Had some water damage. Replaced 4 sheets of ceiling drywall. Scraped off the popcorn texture from existing part, & sprayed a light texted. Then painted. Went pretty smoothly.
And, I havent seen a Murphy bed in years. So, that was pretty cool too. Homeowner is happy with the result. And, so am i !
Small projects are my jam. Not only because most companies wont do them. Because they are more personal. I'm not putting band-aids on, to make it just good enough to rent to the next person. And, I'm not polishing/covering up something & leaving it for the next owner (or tradesman) to deal with.
I like working on peoples' forever homes, or homes they will pass to their kids someday.

This is a rehab house i did awhile back. Admittedly, the end result wasn't the best. Considering the starting point, it was the best i could do.
