~ Newlyweds Tara & Hank Appenzeller’s First Home ~

I was delighted to represent my relatives on the purchase of their first home. Unfortunately, Hank was called into work, but he was there on Tara’s cell phone – facetime, as seen in the photo, and Tara’s dad (Steve Senn) is to her right, while her mother (Jennifer Senn) is taking the picture after a successful settlement, somehow some are picture shy on settlement day.

We toured a fair number of homes so all parties could develop a working knowledge of current market values, and then a home with the perfect mix of price verse cosmetic needs came on the market, and predictively created instant competitive offers, so we played it right by starting with a strong offer and got the home they wanted.

A Title error occurred during a 1998 estate sale and was going to keep this property from ever changing hands again. This property’s parcel is comprised of 3 lots, and accidently one lot was not conveyed with the property 27 years ago, and it happened to be the lot the house is on. 3 Title Companies worked on the anomaly, and they all hit a wall, but they discovered the name of the 1989 Executor. As a last ditch effort before retaining an attorney to assist, I googled everyone with the Executor’s name and started calling the list to no avail, and then I used the Public Records and was able to contact the executrix’s husband and he said his wife the executor is still alive and willing to sign the deed for the missing piece of the parcel, and my client was unshackled and able to transfer the property at settlement. Not all Realtor are the same, not all would take it upon themselves to spend days on end to fix someone else’s mistake 27 years ago.
