ANSWER: the last quarter of the year (hello Fall and Winter). 🍂 The final quarter of the year can be an ideal period for scoring a real estate deal.

Here’s why:

1️⃣ Motivated Sellers: There are fewer homes listed during these months but the sellers that list during these months are often on a timeframe and need to sell before year’s end.

2️⃣ Room to Negotiate: Homes that didn’t sell during the summer months have accrued market time and those sellers may be more willing to negotiate with a lowball offer during this season.

3️⃣ Reduced Competition: Buyers can be distracted with the holiday season approaching which can decrease demand/competition.

4️⃣ Opportunity for Deals: While there can be great deals for buyers actively searching all year long, we find the last quarter is a good month to make some low-ball offers or actively keep an eye out for a great deal.

5️⃣ Seasonal Equity: Historically we see the average sales price decline every year in the 4th quarter and pick back up in the 1st and 2nd quarters of the new year. Purchasing in the 4th quarter is a good time to get into the market and build equity as the market upswings into the Spring.
