Because if you take ONE piece of advice from me in this whole real estate journey, let it be this:
USE 👏 A 👏 LOCAL 👏 LENDER 👏
I’m not being dramatic… okay maybe a little 😅 but hear me out:
🏡 Local lenders = actual humans who care
Not just a random name in your inbox that disappears faster than your willpower in Target.
📞 You can actually reach them
Same time zone. Same schedule. Same “hey I need this ASAP” energy. No “out of office” replies when things get spicy.
🔄 Less getting passed around like a hot potato
With big lenders, you might talk to 17 different people and still not know what’s going on. Local lenders? You usually get Bob… and Bob knows what’s up.
📑 Way less “hold please while I check with 6 departments”
Yes, there are always rules—but local lenders don’t need a committee meeting to answer a simple question.
🤝 They’re invested in your deal
This is a relationship business. Local lenders know your agent, your market, and sometimes even your situation. They’re not just trying to close a file—they’re trying to get YOU to the closing table.
And trust me… that makes a HUGE difference when things get a little chaotic (because they always do 🤪).
🎁 And let’s not forget—local lenders also have strong relationships with other trusted professionals (cough… like me 😏) who are just as committed to getting you to the closing table. Your title & settlement company matters just as much!
Moral of the story: Online might be convenient… but local is RELIABLE 👏

🚫 5 Things NOT to Do During the Closing Process 🚫
Buying a home is exciting—but one wrong move can delay (or even derail) your closing. Here’s what to avoid:
❌ Changing jobs
❌ Switching banks or moving money around
❌ Making large purchases
❌ Paying off accounts without lender approval
❌ Changing your marital status
These may seem harmless, but lenders are watching everything right up until closing day.
💡 Simple rule: If it affects your finances or credit—check with your lender FIRST.
