In my journey as a real estate investor, I've come to recognize three pillars essential for a successful property management team:

Regular meetings, detailed reports, and open lines of communication build trust and efficiency within the team.

A detail-oriented team can identify potential issues before they escalate, ensuring the smooth operation of the property and the satisfaction of tenants.

𝟑. 𝐏𝐫𝐨𝐚𝐜𝐭𝐢𝐯𝐞 🔍
This involves regular property inspections, staying updated with local regulations, and continuously seeking ways to improve the living experience for tenants.

Aligning your team with these pillars will not only enhance the efficiency of your property management but also increase the overall value of your investments.

What I find interesting in owning and operating apartments, is that I am not technically the operator.

Rather- the property management company is the operator.

Because it's the property management company that is:

-- writing leases -- collecting rents -- fixing work orders -- etc.

Yet, some owners blur this line, taking over tasks meant for the experts.

There's a balance between overseeing and letting the professionals do their job.

If a management company isn’t up to par, you've got the wrong team: 𝗠𝗶𝘀𝘁𝗮𝗸𝗲 #𝟭

Then, many owners are very direct in their leadership style and don't take into account the property management expertise in how to operate a property: 𝗠𝗶𝘀𝘁𝗮𝗸𝗲 #𝟮

Finally, many ownership groups have too many chefs in the kitchen and in turn operate with a lack of ownership: 𝗠𝗶𝘀𝘁𝗮𝗸𝗲 #𝟯

#𝟭 𝗞𝗲𝘆:🔑 Building a strong team and empowering them through effective leadership is the winning strategy for property success.

I have learned that the entrepreneurial path is a path of [self-discovery] more than anything.

What is the difference between owning 1 house vs 1000 houses?

Take a new business course, join a mastermind, get a personal coach, ask for feedback from friends/family, get up earlier to study, remain curious, ask a lot of questions, practice underwriting more deals, shadow business owners…
