Metz Industrial Group of Bussel Realty Corp. Leases 30,283 SF at 620 Gotham Parkway in Carlstadt, NJ
EDISON, NEW JERSEY (July 6, 2026) – The Metz Industrial Group (MIG) of Bussel Realty Corp. (BRC), a leading industrial and retail real estate services firm in New Jersey, today announced it has leased the entirety of 620 Gotham Parkway in Carlstadt, a 30,283-square-foot industrial property, on behalf of The Lab Fabrication.
The Lab Fabrication, a custom fabrication shop focused on creating immersive and experience-driven brand environments, has secured the entire building to support its East Coast expansion into Northern New Jersey.
Jordan Metz, Principal, Benito Abbate, Senior Associate, and James Friel, Sales Associate, of the Metz Industrial Group of BRC represented the custom fabrication shop in the transaction. The landlord, Oliver Street Capital, was represented by CBRE.

Bussel Realty Corp. (BRC), a leading industrial and retail real estate services firm in New Jersey, announced the sale of 203 Egel Avenue in Middlesex, New Jersey, a 6,080-square-foot turnkey food production facility, to POC Realty LLC for $3.2 million.
Eric Koons, vice president, represented the seller, 203 Egel Avenue LLC, and the buyer, POC Realty LLC, in the transaction.
POC Realty LLC acquired the property to support the continued growth of its food manufacturing and distribution operations. The highly specialized facility offered a rare opportunity to acquire a fully operational, regulatory-compliant commercial kitchen with significant infrastructure improvements already in place, enabling immediate occupancy and production without the time and expense associated with new construction or retrofitting.
