La Plata County housing market update!
Here is the quick breakdown:
Durango In-Town: The median list price has dipped to $725,000, while active inventory is up with 34 new listings (bringing total active inventory to 81).
Durango Rural: Demand remains strong with the median list price climbing to $1,150,000, though the sold-to-list ratio is starting to trend down (sitting at 97.1%).
Bayfield In-Town: Prices are holding steady at a median of $450,000. Listings are up, but the big news is that average Days on Market (DOM) has stretched out to 104 days—a notable jump of about 8 weeks, giving buyers plenty of time to look.
Bayfield Rural: The median price is slowly trending up to $694,950. Inventory is rising, and the market pace is moving quickly.
The Takeaway: The frantic "buy it in 24 hours" pace is taking a backseat. Sellers are experiencing longer marketing periods, and buyers are finally getting more breathing room and negotiation leverage.
