Our peak week for new listings coming on the market in 2025 was the last week of May. In 2024, it was the last week of June. Have we reached it yet in 2026? Probably not. Our biggest week of new listings thus far, earlier this month, had 20% fewer new listings come on market.

Farmers market down town Durango! Busy and Bustling!
In La Plata County, sold listings in March 2026 increased 34.8% overall compared to March 2025, encouraged by the vast amount of inventory coming on market; there are +23% active listings than in March of 2025. The median price held almost steady at +1.7% over March 2025.
