• Office: There is currently 1,400,000 SF of office in the market area with a vacancy rate of 9.0%. About 17,600 SF is currently under construction
• Industrial/Flex: The market holds 2.4 million square feet of industrial space, with a 8.2% vacancy rate. Roughly 87,000 SF of space is currently under construction.
• Retail: There is currently around 2,200,000 sf of retail space, with only 29,900sf under construction. The retail vacancy rate is exceptionally low at 2.20% indicating strong demand—Although infrastructure limitations area a significant barrier to new development.
Demand (78620,78737,78736)
• Office: Demand for small offices (think sub 2,000 sf) remains strong. Most new builds are medical providers and with continued growth projected along the 290W corridor, we anticipate the need for more office condo projects.
• Industrial: Despite new supply, absorption remains healthy. Rental rates for newer spaces peaked at $17-$18/SF but have recently stabilized between $15.50-$16.00.
• Retail: There is significant interest from major national retailers. However, infrastructure challenges — particularly the lack of municipal sewer (Wastewater Treatment expansion was approved, but will take at least two years to come online) and adequate water supply — continue to slow their entry into the market.
