Over the last several weeks I have received a lot of questions around the housing market, will there will be a crash, and when. It is normal to have questions and concerns about what we are all witnessing in our current market.

While no one can predict the future, it's my job to educate my clients on the information we have today, so they can make informed decisions about the future.

So how did this home sale in 6 days and $33k+ over asking price?

We began by establishing a pricing strategy that would drive in the maximum amount of buyers possible.

Then we scheduled a short mini open house which was the only time available to see the home. Interested buyers arrived and toured the home one group after the other.

This allowed the buyers to see each other and set the precedence that there was a lot of interest in the home and a strong offer would be needed from the beginning in order to have their offer considered.

This lead to multiple offers and a bidding war. The buyer with the largest budget and best terms won the contract!

Such a fun family to work with on the purchase of their home. Laura and her family moved back from Germany and found a perfect home in Syracuse. They patiently awaited moving in for a couple of months while construction was completed. As their belongings began to arrive in shipping containers from over seas, they were finally able to move in and get settled in their new home!

To make the deal even sweeter, Laura's childhood friend bought the home right behind them. Now they get to share a backyard and pick up where they left off.

An appraisal is required by the lender for anyone buying your home using a mortgage.

Most buyers believe that if the home doesn't appraise at or below the contracted price, then the seller will reduce the price to the appraised value. Seems logical right? Wrong!

Sellers, you have an opportunity to maximize your equity and use the market conditions to your advantage.

First you need to hire an agent to market your home in a way that drives in high offers. Next you need an agent that understands the market and how to negotiate through the various steps of the sells process to maximize your equity.
