One of the biggest misconceptions I see is that a price reduction is the worst thing that can happen to a listing.
Usually, it’s actually the opposite.
When a home sits too long, buyers start making assumptions. Interest slows down, momentum fades, and the leverage sellers had in the beginning starts to disappear.
A strategic adjustment early on is often much stronger than trying to chase the market later.
This is why how a home enters the market matters so much in the first place.

A lot of buyers right now aren’t necessarily rushing to make a move. They’re paying attention.
Watching neighborhoods, tracking inventory, seeing what homes are actually selling for, and trying to understand where the market is headed before jumping in.
Honestly, that’s not a bad approach.
Some of the best decisions happen when you’ve taken the time to really understand the market before you’re forced to move quickly in it.
Especially in Salt Lake, where things can shift neighborhood by neighborhood pretty fast.
