It was a pleasure and an honor to teach at this year’s Colorado Association of REALTORS® Spring Conference. Opportunities like this are always rewarding because they allow us to share practical inspection knowledge and help agents strengthen their understanding of homes, building systems, and risk evaluation.

What made this event especially meaningful was the chance to connect with REALTORS® from across Colorado, hear the questions they’re encountering in the field, and have conversations about the challenges facing today’s buyers and sellers. The more we can bridge the gap between building science and real estate, the better equipped everyone is to serve their clients with confidence.

A great inspection is about more than finding issues.

One of the most valuable parts of the process is helping clients understand what the findings actually mean. We often see buyers gain confidence once they have clear context around a home's condition and next steps.

Great client service usually shows up in the small moments during an inspection.

Taking the time to answer questions on site, explaining what’s actually important versus what just looks concerning, and making sure clients feel comfortable with what they’re seeing. Homes can be overwhelming, especially during a transaction, and clear communication makes a noticeable difference.

A thorough inspection is expected. Being reliable, responsive, and steady from start to finish is what turns the experience into something clients can genuinely trust.

Going above and beyond for clients often comes down to the details most people never see.

Water damage concerns are a good example. It’s not just about noting a stain or a past repair. It’s about taking the extra time to trace potential sources, evaluate how the system is performing, and confirm that everything was installed correctly in the first place.

That level of attention is where small issues get caught before they become expensive ones, especially in areas like piping, drainage, and concealed spaces. For clients, that deeper look is what turns an inspection into real peace of mind.
